EXAMPLES OF IMPROPER CONSTRUCTION

Below are some image galleries where I reflect roofing and construction work from other contractors where clear issues are highlighted.

SIDEWALL FLASHING NOT PROPERLY INSTALLED

The following pictures show a sidewall flashing not properly installed, this roof is 10 years old and was new construction when installed. Manufacturer specs call for 1 step flashing per row of comp. The roof slope is only a 3/12 pitch which should have Ice & Water shield installed, best or 2 layers of 30lb underlayment, adequate but not my first choice for low slope. Anything 3/12 below is considered low slope and certain techniques or materials must be used to insure water tight integrity.

Customer noticed something not right with the roof

Leak at wall due to improper installation of step shingles at sidewall flashing. The roof pitch is 3/12 which requires Ice & Water shield, which wasn't installed

ROOFER MADE SKYLIGHT FLASHING

Roofer made skylight flashing, not even close to the proper way of installing the upper and lower saddles. Proper saddles are bent and soldered at a sheet metal shop. Relying on sealant is no way to make something watertight and is poor practice.

Not a proper upper saddle for a skylight. This relies on sealant to make it water tight and with time the sealant will fail. Compare the upper corners to pics 3 & 4

Description

TILE ROOF WITH DRY ROT

The pictures are a tile roof with dry rot at eve due to improper install. The tiles should have been an inch into the gutter and also have eve metal under the tile and over the gutter.

Improper layout at first row of tile is what caused dry rot along the entire eve of the roof. The lower edge of this tile should be 1 inch into the gutter.
